Pottstown, PA, June 9, 2022 –  Pottstown Area Economic Development (PAED) continues its economic development initiatives for the Borough of Pottstown, attracting innovative businesses and investors, which include the rapidly expanding life sciences field. A member of Life Sciences PA, PAED has actively pursued opportunities to bring the investor, the developer, and appropriate commercial building space together to help create ideal location sites for businesses in the fields of biotechnology, medical device, diagnostic, pharmaceutical, and research.

Y3, LLC, based in Pottstown, PA is redeveloping a space that was left vacant for more than twenty years in the center of Pottstown’s downtown business district.  This underutilized space of approximately 7,500 sq. ft. will be transformed into a life sciences incubator hub. Located on the third floor of a multi-story office and business use building, this hub will include a flexible workspace and an eco-system that helps foster early-stage company growth.

The primary features of the project scope encompass the complete fit-out and interior tenant space improvements, as well as exterior window replacement. The space is to be used to operate a life sciences lab/informatics incubator space, which is attractive to individual and small group users and/or sub tenants in the life sciences research fields who require laboratory space as well as high-speed, secure computing services.  The proposed space is intended to accommodate “wet” laboratories, private offices, computer system enclosure, conference room(s), general storage and common circulation areas.  The laboratory space will be designed to be flexible. Shared equipment within the laboratory areas include cold storage refrigeration, crystallography facilities, genomics microarray lab, a greenhouse, high-performance liquid chromatography, mass spectroscopy, informatics for modeling and theory testing.

As PAED’s Executive Director, Peggy Lee-Clark shares, “The Greater Philadelphia Region is ranked fifth in the country for research and development*. Pottstown is an excellent geographic location for access to major metropolitan areas. In addition, it is an affordable option for nascent research professionals.”
