COMMERCIAL SPACE INFORMATION

The commercial space at 115 E High Street is a turn-key restaurant located on the northbound side of High Street. The space has a commercial grade kitchen, main dining room fully furnished, and a separate area for private dining events. This restaurant is street-facing with glass windows, located just across the street from Pottstown’s Borough Hall & Smith Family Plaza, where diners will have a view of the tree-lined courtyard, water fountain, and blooming flowers May through October. Outside there is space for two outdoor sidewalk dining tables. The restaurant’s interior has brick walls, as well as vaulted ceilings with appealing wooden beams throughout, with an open, airy, industrial atmosphere. Parking is available on the street as well as in a Borough parking lot 1.5 blocks away. Bus Service via Pottstown Area Rapid Transit (PART) as well as via Amtrak Thruway to Philadelphia is available 1 block away. Neighboring businesses include: Several professional service businesses, some eateries, as well as Montgomery County Community College, Riverfront Park, and the Schuylkill River Trail are less than 3 blocks from this restaurant.

PURPOSE AND INTENT

Through this Request for Proposal (RFP), PAED seeks to

  • Engage potential tenants to lease this restaurant from the building owners. The lease will be awarded through a fair and open process. Multi-year tenant preferred.

Pottstown Area Economic Development (PAED) is seeking a qualified, professional restaurant to occupy as a tenant for the commercial space listed within the Borough of Pottstown. All proposed businesses must conform to allowable uses and zoning guidelines within the Downtown District.

REQUIRED INFORMATION

Please provide a business narrative including name, style of restaurant, cuisine served with estimated price range, prior locations and/or experience, desire and capacity to operate in a Downtown location, how the space meets the needs of the restaurant, as well as how the applicant will finance the restaurant. Include information on projected income, expenses, and plans for maintaining the restaurant once it is established. Additional information such as menus, logos, social media following, etc. is welcome.

PREFERRED LEASE PRICE & TERMS

Price is negotiable based on a multi-year lease.
